Our service includes an evaluation of the price/quality ratio of the prospective property, advice tailored to your personal circumstances, negotiation in your favor, research into the legal status of the property as outlined in the sub below and an indicative evaluation of the current and future state of the structure. Don’t be surprised if we advise against buying a certain property; we feel that providing good advice and retaining satisfied clients is worth far more than a sale. Locating housing, viewing property with the client, conducting negotiations for a purchase price or any other contracts related to the property. Regular research of the title, mortgage statement and any liens or limitations, research into (main and sub) splits, the actual situation regarding blueprints and act(s) of division as they apply to a condominium, zoning of the property and the cadastral map. If relevant acts are not provided as part of the title and must be referenced through "examination of registered acts". Recommendations for any changes to the act(s) of division and examination of minutes and budgets of the Owners Association. An evaluation of purchase contracts, including an indication of what modifications should be made to limit risks. Once research is completed, the information relevant to you will be included in a report along with the legal documents and professional advice for further action if this appears necessary.
